Our Property Management Department is experienced with managing properties to their peak performance. This department’s responsibilities include communicating with tenants, negotiating and coordinating work with vendors, and working with our Field Services Department (FSR) to serve as our “eyes and ears” to monitor and track what is happening in the field.
This department is responsible for the maintenance of properties and ensures:
- Bids provided are priced competitively by obtaining 2-3 bids from different vendors on our approved vendor list.
- Bids are emailed with “before” photos of the work being requested. When the work has been completed an invoice with “after” photos are sent for approval and payment.
- Work requests are completed correctly and on time by our vendors.
- Vendors have completed the work on time and within guidelines by working with our FSRs (Field Services Representatives).
The Property Management Department is also responsible for processing tenant applications and all resident communications via email, fax, or memo correspondence regarding holidays, scheduled maintenance, building guidelines, change of contract terms, and other issues impacting the tenant.
